The Danube Group launches a real marvel
The Dubai real estate market has kept its momentum going even as it has strengthened its position as one of the world’s most dynamic investment destinations, delivering exceptional returns alongside unmatched lifestyle benefits. The $3-billion Dubai-based Danube Group, founded by Rizwan Sajan, the Dubai-based Indian realty tycoon, is investing around Rs 3,000 crore in this 55-storey commercial tower which will offer more than one million square feet of Grade-A office space designed for global businesses, start-ups and corporate headquarters. Named after Bollywood superstar Shah Rukh Khan, the spectacular property will have 488 commercial units (starting around Rs4.5 crore), blended luxury with modern office amenities. The celebrity tower, perhaps first in the world, has been conceptualised and designed after studying more than 100 prime commercial projects across the world.
All the units of the tower, which will be completed by 2029, has been sold out after the booking opened two weeks before the glittering launch ceremony held in Dubai on December 9, 2025. The celebratory launch happened in presence of Bollywood superstar at Dubai Exhibition Centre, Expo City, was attended by over 6,000 guests, including leading personalities from the UAE, top creators, influential business leaders, prominent real estate stakeholders and global media.

Danube Properties, part of the diversified Danube Group founded in 1993, entered the real estate business only in 2014. Since then, it has launched 40 projects, with 18 already delivered and the remainder at various stages of development. In CY2025 the company expects to clock property sales of around R23,000 crore, with Indian buyers contributing around 25 per cent of the total demand.
Danube Group founder Sajan, 62, was born in the slums of Ghatkopar, Mumbai, into a middle-class family. He grew up facing significant financial struggles. In 1981, he moved to Kuwait and began his career as a trainee salesman in his uncle’s building materials store. However, the Gulf War in 1991 forced him to return to Mumbai. With his sheer determination, Sajan returned to the Gulf region and founded the Danube Group in 1993 in Dubai as a small trading firm.
