The city of Coimbatore is well known for its textile mills and is famously referred to as the ‘Manchester of the South’. It is currently one of the prime locations for real estate investment. With a variety of industries, as well as IT and automotive companies set up in and around the city, expansion in infrastructure facilities such as the metro project, airport expansion, improved connectivity, and upgrades to flyovers and roads, combined with cool weather conditions, the city provides a great opportunity for investors and home buyers to access luxury housing at an affordable price. India’s demographic shift - with the United Nations Population Fund projecting elderly population growth from 149 million in 2022 to 347 million by 2050 –highlights the increasing demand for inclusive, well-connected senior living destinations. Coimbatore is rapidly emerging as one of India’s top ten cities for real estate growth. The project is also strategically located along key infrastructural points such as the Bangalore-Kochi industrial corridor. The Western Ring Road project, along with enhanced multi-modal connectivity through road, rail, and air, further strengthens its position as a promising real estate investment destination for both home buyers and investors.

New project

The Kovai Hills (now rebranded as G Square Seven Hills) spans 714 acres, with Phase 1 covering 406 acres and featuring 3,127 DTCP- and RERA-approved premium plots. The remaining 308 acres are designated for joint ventures with signature villa and apartment developers, built-to-suit IT infrastructure projects, and developments including commercial leasing and business parks, schools, educational institutions, hospitals, financial establishments, a sports academy, malls, and multiplexes.

Strategically positioned along the Western Ghats adjacent to Palakkad, this naturally elevated township project offers panoramic views of Coimbatore. Located at the edge of reserve forests, the township benefits from lower ambient temperatures, creating a naturally cooler microclimate with lush greenery that drives strong appreciation potential for investors. According to company officials, all necessary approvals have been obtained to protect the wildlife and environment in and around the project.

The project is also ideally positioned to attract spiritual tourists and wellness seekers travelling to destinations such as the Isha Yoga Centre, a popular wellness destination, and religious hotspots like Guruvayoor and Sabarimala – the gateway to Kerala.

“To ensure transparent land acquisition, we invited locals to express their views, and advised landowners not to sell their entire holding. For instance, if someone owned four acres, we encouraged them to sell only two acres and retain the rest. This strategy allowed them to benefit from future land value appreciation,” adds Ramajeyam.

The residential real estate sector is undergoing substantial changes, with prices projected to rise by 6.5 per cent. With higher disposable income, accessible loan facilities, and buyers’ preferences shifting towards smaller cities will benefit all the stakeholders.
